1. Accommodation & Occupancy

The villa may only be occupied by the number of guests stated in the booking.

Additional Guests
If the number of guests exceeds the standard villa capacity, an additional guest fee applies.

Additional Guest Fee: USD 50 per person per night

The additional guest fee includes:
• accommodation at the villa
• daily breakfast
• full bedding and linen
• towels and housekeeping service
• extra bed (provided automatically when required)

All additional guests must be declared at the time of booking.
Maximum occupancy limits always apply.

Pets are not allowed unless approved in advance by management.

2. Events & Gatherings (Strict Policy)

Events, celebrations, gatherings, photoshoots or any activity involving more than the number of registered overnight guests are strictly prohibited unless approved in writing by management in advance.

For any gathering of 10 or more persons (including daytime events without overnight stay), the following conditions apply:

• Minimum booking: 2 nights
• Mandatory official Banjar permit (approx. IDR 1,500,000, subject to change)
• Local community security may be assigned during the event
• Additional Event Fee applies
• Refundable security deposit required
• Decoration plan must be approved in advance
• Strict quiet hours policy applies

The villa is located in a residential residential area. Respect for the local community is mandatory.

Failure to comply may result in immediate termination of the event without refund.

3. Included Services

Daily cleaning, Wi-Fi and electricity are included for stays of up to 21 nights.

For stays longer than 21 nights, electricity is charged separately based on actual usage.

4. Self-Catered Villa

The villa is self-catered.
Guests are responsible for their own groceries and personal items.

5. Check-in, Check-out & Safety

Check-in: from 2:00 PM
Check-out: by 11:00 AM

Early check-in and late check-out are subject to availability and are not guaranteed.

A valid ID is required at check-in. The name must match the booking.

Only registered guests are allowed inside the villa.
Visitors are not permitted without prior approval.

Failure to follow house rules may result in cancellation of the stay without refund.

6. Non-Refundable Policy

All bookings are non-refundable.

Early departure does not qualify for a refund.

No-shows are charged 100% of the reservation amount.

7. Water Information (Important)

The villa uses well water, which may be slightly salty due to the coastal location.
This is normal for Bali ocean-side villas.

The same water is used for showers and the swimming pool.
It is eco-friendly and safe for skin.

Free bottled water is provided for drinking, cooking and brushing teeth.

8. Insects & Natural Environment

The villa is professionally treated three times per week for pests.
Complete prevention is not possible in a tropical environment.

Geckos, small lizards and bats are common in Bali.
They are harmless and part of the local ecosystem.

Mosquito activity increases during the rainy season.
Repellent and sprays are provided.

By booking a villa in Bali, guests acknowledge and accept its natural surroundings.

9. Additional Services

Chef services, BBQ dinners, massages and food preparation can be arranged upon request.

All additional services must be requested in advance and are subject to availability.

Complimentary BBQ dinners are included only with selected standard rates and only when explicitly confirmed in writing at the time of booking.

BBQ dinners are not included in special, discounted or negotiated rates.

Last-minute requests cannot be guaranteed due to limited chef availability.

All additional services are paid in cash directly to staff unless stated otherwise.

10. Airport Transfers

Complimentary airport transfers include transport only.

Airport entrance and parking fees (IDR 25,000 for up to 2 hours) are charged by the airport and paid directly to the driver.

11. Payments (Direct Bookings Only)

All booking payments must be made via the official booking platform.

Cash payments on site apply only to additional services (upgrades, laundry, tours, etc.).

A 50% deposit confirms the booking.

The remaining balance is due 30 days before arrival.

12. Lost or Forgotten Items

Guests are advised to use the villa safe for valuables.

Management is not responsible for lost or forgotten items.

Forgotten items must be claimed within 48 hours after departure.

Unclaimed items will not be stored.

13. Liability

Guests are responsible for their personal safety, belongings and rented vehicles.

Management is not liable for events beyond its control (force majeure).

No refunds are provided for disruptions caused by strikes, natural disasters or similar events.

14. Claims & Communication

Any issues must be reported to management during the stay.

Requests are handled 9:00 AM – 6:00 PM, Monday to Friday.

Issues not reported during the stay are considered resolved.

Leaving the villa before the scheduled check-out date does not constitute grounds for a refund or compensation.

15. Fraud Prevention

ID must match the booking name.

Only registered guests are allowed on the property.

All booking payments must go through the official platform.

Fraudulent activity will be reported to authorities where applicable.

16. Final Terms

Guests are responsible for reading and understanding these rules.

Completing a booking confirms full acceptance of all terms.

These rules apply in case of disputes.

Policies may be updated at any time.

Payment & Cancellation Policy

Why prepayment is required

We operate fully private villas, not hotel rooms.
Once a booking is confirmed, the villa is removed from sale and reserved exclusively for your dates.

A prepayment is required to secure your stay and protect your dates.
Without a confirmed payment, we cannot hold a villa exclusively, as availability changes daily.

This policy is in place for your guarantee, not as a restriction.

Payment Terms
Standard Rate Bookings

For bookings made more than 30 days prior to check-in:
• A 50% non-refundable deposit is required at the time of booking
• The remaining 50% balance is due no later than 30 days before check-in

For bookings made more than 60 days prior to check-in, the remaining balance may be paid up to 14 days before arrival upon request, subject to management approval.

For bookings made within 30 days of check-in:
• 100% prepayment of the total booking amount is required at the time of reservation
• This payment is non-refundable

Special & Discounted Rates Conditions

Special, discounted, or negotiated rates are offered individually and may differ from standard website rates.

Such rates may include different inclusions and conditions.
For example, breakfast, transfers, or other services may not be included unless explicitly stated.

The inclusions applicable to special or discounted rates are only those explicitly confirmed in writing at the time of booking confirmation.

Standard rate inclusions displayed on the website do not automatically apply to special, discounted, or negotiated rates unless clearly stated.

Non-Refundable & Promotional Rates

• 100% prepayment is required at the time of booking
• These rates are strictly non-refundable and non-modifiable

Important: Payment and cancellation conditions may vary depending on the selected rate.
Full details are always displayed clearly before confirming a booking.

Cancellation Policy

All payments made are non-refundable, regardless of the reason for cancellation, including but not limited to personal circumstances, flight changes, weather conditions, or force majeure events.

• For standard rate bookings cancelled more than 30 days before arrival, the 50% deposit is forfeited
• For cancellations made within 30 days of arrival, or after full payment has been collected, 100% of the booking amount is non-refundable
• Promotional and discounted rates are non-refundable in all cases

No refunds, credits, or compensations are provided for early departures or unused nights.

Date Adjustment Policy

Bookings secured with a 50% deposit may be rescheduled under the following conditions:

• The request must be submitted at least 30 days prior to the original check-in date
• New dates must fall within the same calendar month
• Changes are subject to availability
• The number of nights must remain the same or be increased
• The remaining balance will be recalculated based on updated dates and rates

No date changes are permitted within 30 days of arrival.
Requests made within this period are treated as cancellations with no refund.

No-Show Policy

Failure to arrive on the scheduled check-in date without prior written notice will be treated as a no-show.
In such cases, 100% of the booking amount will be charged, and the reservation will be cancelled without refund.

Alternative Option (Subject to Availability)

If you are not ready to secure dates with a prepayment, you may arrive and book on the day of arrival only if the villa is still available at that time.

Availability without prepayment cannot be guaranteed.

Final Note

We strongly recommend finalising travel plans before confirming a reservation.
By completing a booking, the guest acknowledges and agrees to all payment, cancellation, and modification terms stated above.
