Each villa has its own private pool and open living area, creating a warm, home-like feeling. This setup works especially well for longer stays, families and guests who prefer a slower, more comfortable pace of island life.

Located in a central yet practical part of Seminyak, the villas are close to shops, cafes and restaurants, while staying slightly away from the busiest streets. It is an easy location to enjoy everything nearby and still return to a quiet, private space.

You are not booking a hotel room here. You stay in your own private villa with your own pool, living areas and daily service.

The price is per villa, not per person, and does not change based on the number of guests, as long as it is within the villa capacity.

House Rules
(Applicable to direct bookings via our official website)

1. Occupancy

Only registered guests may stay at the villa. Additional guests require prior approval and may incur extra charges. Maximum occupancy limits always apply.

2. Events & Visitors

Parties, events, commercial activities and unregistered visitors are not permitted without prior written approval. Additional fees, permits, deposits and security requirements may apply.

3. Check-in & Check-out

Check-in from 2:00 PM.
Check-out by 11:00 AM.

Early check-in and late check-out are subject to availability.

4. Utilities & Services

Wi-Fi, housekeeping, water and electricity are included for stays up to 21 nights. For longer stays, electricity may be charged based on actual usage.

5. Booking, Cancellation & Date Changes

Bookings are subject to our Payment & Cancellation Policy.

Date changes are possible only if requested at least 30 days before arrival, subject to availability. The stay duration must remain the same or be longer. Any rate difference for the new dates must be paid before confirmation.

6. Villa Environment

Bali is a tropical island. Insects, geckos, wildlife and natural environmental conditions are part of everyday life. While the villa is regularly maintained and treated, complete prevention is not possible.

7. Water Supply

The villa uses local groundwater, which may have a naturally mineral or slightly salty taste due to the coastal location. Separate drinking water is provided.

8. Additional Services

Airport transfers, chef services, BBQ dinners, massages and other services are subject to availability and may require advance booking. Airport parking and entry fees are payable directly to the driver unless otherwise stated.

9. Liability

Guests are responsible for their personal belongings, conduct and safety during their stay. Management is not responsible for circumstances beyond its reasonable control, including force majeure events, utility interruptions or government actions.

10. Acceptance

By confirming a booking, guests acknowledge and accept these House Rules, together with the Payment & Cancellation Policy.

Payment & Cancellation Policy

Standard Bookings (1 Villa)

• A 50% non-refundable deposit is required to secure your booking
• The remaining 50% balance is paid on arrival at the villa
• The deposit is non-refundable once paid

Group Bookings (More Than 1 Villa)

• A 50% non-refundable deposit is required to secure the villas
• The remaining 50% balance must be paid 30 days before arrival
• As multiple villas are reserved exclusively for your group, all payments become non-refundable once paid

Bookings Made Within 30 Days Before Arrival

• Full payment is required to secure the booking
• Payments are non-refundable

Date Changes

• Date changes are possible only if requested at least 30 days before arrival
• All date changes are subject to villa availability
• The number of booked nights must remain the same or increase
• If rates for the new dates are higher, the difference must be paid before the booking is updated
• Date changes requested within 30 days before arrival are not permitted

Special Offers & Discounted Rates

• Special offer rates, discounted rates and custom private offers are non-refundable
• Full payment may be required to secure these rates
• These rates are offered below publicly available prices and therefore cannot be cancelled or refunded

Early Departure

• Early departure, shortened stay, no-show, or leaving the villa before the booked check-out date for any reason does not qualify for any refund of unused nights or services

Peak Season Bookings (20 December - 5 January)

• 50% deposit to secure booking
• Remaining 50% due 60 days before arrival
• All payments are non-refundable

General Terms

As each villa is fully private and reserved exclusively for you, your dates are removed from availability once booked.
